Are we getting a new Wal-Mart™? I don't think so because it doesn't look big enough but it looks maybe like it's more of a grocery store chain from Iowa. The designer on the plans is from Washington, MO. Either way it's going to make my urbanist readers sick to their stomachs and require a car for anyone to get to work at it because it's a large retail box store in the middle of farm fields. A zoning request is in process on the southwest corner of I-435 and US 169.
The preliminary plan calls for a large retail box with pharmacy drive-thru with quite a number of stalls. It will be accessed with a new intersection and traffic signal where the US 169 ramps intersect Cookingham.

The development will also have a gas station right up against 169 and Cookingham along with two outlot parcels sized for a fast food drive through or bank.
I've been doing some research on large box retail stores. With all the closings announced in the past year and seeing more articles how Amazon™ is disrupting American retail, I wonder how many more large boxes we will see on the fringe in the coming decade.
