The ground south of the AMC™ Barrywoods has sat as farm ground forever. It was owned forever by a litle old lady in Clayton, Missouri and from what I heard as long as she was alive that ground was going to stay undeveloped. The parcel was zoned agricultural so taxes on it were next to nothing even thought it was the last piece of undeveloped commercial ground along I-29 south of 152 and do it didn't really cost her anything to let it continue to be farmed.
Well I guess the heirs don't seem to have the same emotional attachment to the property as someone is coming through with a development plan to turn it into a retail center with a proposed 150k+ anchor. That is the size of a Costco™ but don't get your hopes up as I don't think Costco™ will ever expand into Platte or Clay Counties. This is the second site that would be competing for them and why they won't come here.
Looking at the map, AMC™ is at the top, Roanridge/I-29 on the left, The Crossings apartments at the bottom.
From what I've heard, the small box is going to be a "Dave and Busters™" type place. I don't know any more details about timing or specifics.
What is nice about this plan is that the Barrybrooke to NW 79th Street connection will be completed which will provide some relief for folks getting around the area.
When the KCI Corridor TIF improved Barry Road an EB right turn lane was put in an anticipation of this street connection being done someday. Having the connection from Roanridge to Barrybrooke will also make getting in and out of the Barrywoods center easier by allowing those us in Embassy Park, Coves, and along Green Hills access to food and movies without having to get on Barry Road.
Someday if I get around to it, I will have to share the story about the gate to the back entrance to the AMC™ Barrywoods complex and how it's held the area hostage for 15+ years. If this center happens the gate won't matter anymore.
